Hill Place Farm – the Thin End of the Wedge

Linden Homes have made an application for a first phase of development on Hill Place Farm.  This development is substantial but has been kept carefully below the threshold to avoid detailed environmental and transport assessments.

The first phase is for 200 homes.

It is going to be considered at EGTC’s planning committee on Monday 9th March at 7pm in the Main Hall at East Court.

The developers and MSDC, who want to cram many hundreds of houses around East Grinstead without infrastructure and with no regard to the views of residents, the local economy or the environment, hope to set a precedent with this application. 

To make it the Thin End of the Wedge.

Why is this important?

If this application is permitted it will set a precedent, undermining established requirements that must be met before development outside the town boundary.

It would:

Breach the urban boundary with a major urban extension into the Strategic Gap between East Grinstead and Crawley Down blurring the urban edge

Avoid the essential conditions that had previously been set in policy that have to be met before any such development could be considered

Open the door for developers who are queuing up to develop land

o      at Gt Harwoods Farm

o      along Crawley Down Rd in Felbridge

o      along Lewes Rd

o      along Holtye Rd

o      along Turners Hill Rd

o      along Imberhorne Lane

If this precedent is set then it can only be a matter of time until developers are seeking new options on Imberhorne Farm again

  Increase local traffic by 2% - there is already permission for as yet unbuilt homes that will ad 10% - the cumulative effect will be severe 10% + 2% = 12%.  There are no plans to improve the roads to mitigate this increase

  Proposes a SANGS which the developer says would allow a further 500 homes could be dumped on East Grinstead.

Is this just scaremongering?

We don’t think so.  MSDC have secured a new lease on land owned by the War Memorial Trust at Ashplats Wood and part of the East Court Estate.  They hope to turn it into a SANGS to allow them to dump 1,700 homes at East Grinstead.

So this would mean if MSDC let the Linden Homes Hill Place Farm development to go ahead - 700 homes due to the Hill Place Farm SANGS plus the 1,700 from the Ashplats SANGS with no supporting infrastructure.

The District Council Leadership present this as great munificence on their part and claim they are saving the woodland for the future.  The opposite is true.  If MSDC wanted to protect the ancient woodland at Ashplats they would have honoured the original lease under which they undertook to maintain the woodland in exchange for a nominal rent of £1 per year.

As a result of this new lease the Directors of EGWML were thrown out after a vote of NO confidence passed by the Members on 27th February so the whole deal is to be reviewed.

The PRC does not accept that Ashplats has any spare capacity at all to offset visitors to Ashdown Forest – the purpose of the SANGS.  To work as hoped by MSDC the number of dog-walkers would have to increase tenfold and walking dogs in ancient woodland is very harmful to flora and fauna.

Please Help us stop this - Act Today

With the proposed SANGS at Ashplats and Hill Place Farm MSDC think that they can force another 2400 or so homes on East Grinstead.

The Hill Place Farm development would act as the thin end of the wegde opening the door for other developers to breach the urban boundary.

Linden Homes can be stopped but we need you to help by acting today.

The Old Convent is Grade I Listed.

It's said to be one of the finest works of G.E.Street the architect responsible for The Royal Courts of Justice in London.

As a measure of Street's importance as an architect he is buried in Westminster Abbey.

The District Council want to swamp the setting with an unsympathetic housing estate.
